Commercial property insurance

If you own office, retail, warehouse or production space in Estonia, the logic differs from home insurance. Three things need cover at once: the building, the property inside it, and the income that disappears when the space cannot be used.

What to cover

  • The building, together with its technical systems.
  • Fittings and equipment. Furniture, technology, production machinery.
  • Stock, if goods are kept on the premises.
  • Liability towards third parties. Damage arising from possession of the premises, for example to a visitor.
  • Business interruption and lost rental income. When the building cannot be used, the fixed costs remain but the income stops.

Rental income cover works differently here

For a private landlord, loss of rental income is an add on to home insurance. For commercial property it comes under business interruption cover. The names and the costs covered differ between insurers: some name rental income explicitly, others speak of lost business profit and fixed costs. If rental income is what matters to you, clarify it before signing.

With most Estonian insurers, business interruption cover requires a property policy with the same insurer. As a rule you cannot buy the two separately.
