How it differs from ordinary property insurance
Ordinary home or property insurance covers damage caused by an external event: fire, storm, a water leak, burglary. But if a boiler or a heat pump breaks simply because something inside it failed, that is not an external event. That is covered by internal breakdown insurance, which is a separate add on.
Estonian insurers call it different things: internal breakdown of technical systems, internal breakdown of household appliances, equipment failure, breakdown of technical systems. The substance is the same.
What comes under it

Why this matters to a landlord
If the boiler in a rented flat fails in an Estonian winter, that is not simply a repair cost. It is a cost that has to be met immediately, because the tenant cannot live in the cold, and it can bring a claim to reduce the rent. A heat pump or a boiler is a piece of equipment worth several thousand euros.
One detail insurers ask about: whether the equipment has a valid maintenance contract. Regular servicing affects both the price and whether a claim is paid at all.
