It usually goes like this. At the start everything is in your head and the spreadsheet gets sorted out in the evening. Then comes a second property, a third, a renovation in between, and one tenant who pays late. At some point you notice that you are doing the bookkeeping on a Sunday evening, after everything else.

What you get out of it
You get your time back. Invoices, incoming payments, receipts, tax returns. For one property it does not look like much, but with five flats it is already a full working day a month. Your time is better spent finding the next property.
Rent invoices go out on time. If you want, we send the invoices to tenants ourselves and keep track of who has paid and who has not. Anyone in arrears gets a reminder, and you get the overview without having to watch the calendar. The agreed deadlines hold even when you are busy or on holiday.
The numbers are in order when they actually matter. When you apply for a loan, the bank looks at your numbers, not at your plan. A report that is correct and filed on time makes that conversation a very different one, while a report thrown together in a hurry raises questions where there should not be any. The same goes for selling: a buyer or a broker asks for the numbers, and they need to exist already, not still be waiting to be gathered.
Moving rental property into a company opens doors that stay shut for a private person. Many owners reach a point where, as a private person, they cannot borrow any more, even though they want to keep growing. Through an Estonian private limited company, expanding the portfolio is often still possible. If you are weighing that up, we will go through your situation and tell you honestly whether the step makes sense and when.
You no longer have to think about returns and reports. The VAT return, the TSD declaration of payroll taxes, the annual report. They get done on time. And when the law changes, keeping track of it is our job, not yours.
